@valueradar3362 the property I bought is in arizona. And the lender that I used is Mark mazzucco and he's licensed in Arizona and I'm a licensed realtor in Arizona. I haven't done business in Pennsylvania. The best way that I found mortgage brokers or lenders is just to go on Google and look at the reviews and then ask them questions regarding the Loan program I'm trying to use

I closed on this 4plex in Mesa Arizona at the beginning of June for $1 million, taking advantage of Fannie Mae. 5% down owner occupied loan to house hack this property. I'm a licensed Realtor who represented myself in this transaction and All units are 3bed/2baths. 2005 year built. Excellent location in Mesa!! Close to Falcon Field Airport and north 202 Freeway All units were vacant but I've already rented two and I live in one so I have only one more unit to rent I shopped around, and I found a mortgage broker who was able to get me a 6.99% rate who took the loan to UWM (united wholesale mortgage). I negotiated a $15k seller concession I used for a 1-0 buy down, so my rate for 1 year will be 5.99% and then revert to 6.99% for 30 years. and then we used the rest of the concessions for closing costs. in 6 months or 12 months, I will revisit to see if mortgage interest rates dropped significantly to justify a refinance to lock in a lower interest rate.

@karenwhite445 get those units lease and you should go for a 4plex! The buying process isn't much different than buying an SFR. You'll actually be able to qualify for more when buying a 4-Plex because you can use 75% of the rental income to help you qualify.

What if I have a primary residence and want to rent it out instead.
With a primary residence you sign a document stating that you intend to occupy for 12 months. However there are life circumstances that happened that will make it to where you can't stay in the property. for example if you have a downsize or increase in your family or a job change you can write a letter of the explanation explaining why you rented out your property and why you want to purchase another one

The documents you signed say that you intend to occupy for 12 months. However there are extenuating life circumstances that happen. what if you get a job change or a downsize or increases in your family or any other reason. nobody is forcing you to live in the property for 12 months. as long as you have an explanation you can move out and to purchase another person. I have used my VA home loan three times for 4plex, I have used FHA one time for a fourplex, and I have used Fannie Mae 5% down for a fourplex. So I have signed that document multiple times and have done multiple letters of explanation explaining why I'm moving and wanting to buy another property

I was a stay at Home mom with no money in my IRA or any savings of my own, which was scary at 53 years of age. Three years ago I got a part time job and save everything I make. Sounds like a lot of chumps that are cash rich and spend top dollar. Sounds nice. But nobody talks return on investment (ROI). How much is that artificial grass installation vs the rent increase you’d get. My experience, it’s pretty bad, meaning breakeven is 5-8 years.

It's certain that this year will bring more challenging challenges. Looking back, I realized that I spent the entire previous year making expensive financial blunders because I was so consumed with worrying about my portfolio. I was forced to decide between raising my investments and purchasing a home. I discovered that the property I had bought needed more work than I had anticipated after deciding to sell my investments. It's becoming more difficult to determine how much longer I can take this
Take things easy, we've all made mistakes
Invest in companies that provide current cash flows to diversify your portfolio. I hired a planner at the end of 2022 to enhance my portfolio, and in the last ten months, I've made profits in over fifty thousand different marketplaces. Should 2023 teach us anything, it's that luck doesn't last forever. Even in times of abundance, we should put in more effort to prepare for the worst-case scenario.
